
INSURANCE
It cannot be emplazized enough that you know what the HOA insurance covers and what you, the homeowner, must cover. The HOA carries the Master Policy which covers the inside and outside of your home. However, you are responsible for the HOA deductible which is $10,000. You are also responsible for your personal property, such as couches, TV's etc. Please contact your insurance agent and discuss this with them.
A simple explanation is that large claims are covered by the HOA policy and small claims are covered by the homeowner's policy. This is a "NO FAULT" insurance coverage so if a neighbor's pipes break and flood your home, you are responsible for repairs up to $10,000. If you have insurance that covers the $10,000, you will only have to pay your personal deductible. We suggest you make that deductible as low as possible. So if your home floods, you pay your deductible and your insurance pays up to $10,000. Once the $10,000 has been paid by your insurance, the HOA's insurance covers claims over $10,000.

When a claim occurs, you are responsible to contact your insurance agent and a contractor to get a bid for the repairs. It is recommended that you talk to your insurance agent and make sure your insurance policy covers your personal property, the $10,000 HOA deductible, sewer backup rider and a loss assessment rider.
Please contact one of the Board members or Nathan Roessler if there is a problem that would be covered by insurance and let them know what is going on. We can coordinate with you, the insurance companies and the contractor to get the problem resolved.

RENTALS
According to Section 16.15, page 38 of the CCR's, at least 80% of the homes sold in Yorkshire Meadows shall be sold to individuals as their primary year round residence. At most only 22 homes should be rentals. If you wish to use your home as a rental, please contact Nathan Roessler KRelitehoa@gmail.com to be put on a waiting list.

OTHER

Lawns are mowed every Friday.

Satellite dish: Satellite dishes are allowed if they are on a tripod on your deck or patio. They are not to be attached to the building.

Pests: The HOA sprays 3 times a year around the perimeter of each building for pests. We don't spray for wasp nests because they come at different times and locations and it is very costly to have an exterminator come out for the random spray.

Mailbox key: To obtain a mailbox key, please contact Clint Martin, 801-200-4537. There will be a charge to drill out the box and make a new key.

Onsite payments: There is an HOA mailbox where you can drop off your payment (see MAP)
DOOR COLORS

At the request of several owners, the HOA Management Committee has approved a palette of four colors that you can paint your door at your own expense. This should provide you with the opportunity to update the entrance to your home at very little cost. You can purcahse your paint at Home Depot. They are the BEHR colors Caribe PPU13-01D, Shallot Bulb PPU11-02D, Tibetan Orange PPU2-14D and Red Pepper PPU2-02D.
